Expensive and rare: The rental market is still a jungle. The price of a single room can be more than 700 euros per month. Rental rooms are mostly requested by students outside the resort, but also by workers and the prices are prohibitive for many. How much does it cost to rent a single room
The most expensive cities for singles are Milan (€637 per month), Bologna (€506 per month) and Rome (€503 per month). Florence is fourth at €493 per month, followed by Bergamo at €448 and Padua at €442. Venice also crosses the 400 threshold at €417 per month, Turin at €409, Verona at €407 and Naples at €405.
The national average is €461 per month, +7% compared to August 2023, with a +27% change in demand.
How much does it cost to rent a double room
Even for double rooms, the leader goes to Milan: on average, it costs 353 euros per month. In second place for double room prices is Rome, at 283 euros per month, followed by Naples, at 271 euros per month. At the bottom of the podium are Bologna, at 264 euros, Siena, at 258 euros, Brescia, at 252 euros, Florence, at 245 euros, Bergamo, at 244 euros, Padua, at 237 euros, and Turin, at 228 euros.
The average in Italy is 266 euros per month, in this case +7% compared to the previous year.
Rooms for rent, price increases map
Milan therefore remains the “queen” of high rents. The average price for a single room is €637 per month, up 4% from last year. The Garibaldi-Moscova-Porta Nuova area is the most expensive: an average of €747 per month for a single room. Slightly less for Porta Romana-Cadore-Montenero at €722 per month and Centrale-Repubblica at €720 per month.
Demand is down slightly by 1% compared to 2023, precisely because of high prices that discourage young people. Besides Milan, only Padua, Novara and Ancona have seen a decrease in demand in the last 12 months.
The average rent for a single room in Rome is €503 per month, +9% compared to the same period last year. However, unlike Milan, demand has grown significantly, increasing by +62% in 12 months.
The most expensive neighbourhood for a single room in the capital is Parioli-Flaminio at 647 euros per month, followed by Tescaccio-Trastevere at 614 euros per month and Salario-Trieste at 603 euros.
Prices in university towns
Among cities with a strong university tradition, Bologna stands out as the second most expensive city in Italy, with an average of 506 euros per month for a single room (after Milan and only 3 euros from Rome). . In the last 12 months, prices have increased by 5 percent and demand by 7 percent.
The average price of a single room in Venice is 417 euros per month, a 10% increase compared to last year and a 53% increase in demand.
Demand also boomed in Bari (+207% in one year), Naples (+185%), Pavia (+180%), Brescia (+160%), Foggia (+124%) and Ferrara (+116%).
Demand in Padua is bucking the trend and falling by -32% in a year, but prices continue to rise (+14%) to an average of just over €440 per month for a single room.
