The president has signed a law that imposes an obligation for developers to offer bid prices of flats. Sincere satisfaction about the decision of Andrzej Duda was expressed by the Minister of Funds Kataryna Pełczyńska-Naęcz.

President Andrzej Duda signed a change on Friday a change to the Protection of the Rights of a Buyer of Real Estate, who wants to impose on developers and other entrepreneurs who offer the sale of residential buildings or single -family houses in the field of information about the prices.

“There is none and there will be no subsidies for loans. There are the government prices of apartments. And now we are starting to be open transaction prices” – added the head of the ministry.

Public prices of apartments. What does this mean in practice?

Developers will have to run websites where the prices per square meter of usable area of ​​each apartment offered or single -family house, as well as the entire real estate are given. Any change in the price of an apartment or house must be updated immediately on the developer’s website, together with the date of change and the history of previous prices for the property.

The new regulations also impose the obligation to transfer data daily to the Ministry of Digitization. Detailed information about the prices for a square meter of buildings and possession rooms (such as a garage or tenant) will have to be reported once a day. The statistics received by the Ministry are then published on Dane.Gov.pl, which guarantees the full transparency of the housing market.

According to the changes introduced by the Senate in the law on the protection of the rights of the buyer of a home or a house with one family, the developer will be obliged to present real estate prices before the first booking agreement is concluded. In addition, information about the address of the website must be found in commercials, advertisements and offers that are addressed to potential buyers.

Developers are threatened with penalties imposed by the Office of Competition and Consumer Protection (Uokik) for not complying with these tasks. Violation of the obligation to publish prices will be dealt with as a practice that violates the collective interests of consumers. In the case of a discrepancy between the published price and the price offered at the end of the contract, the buyer has the right to demand the purchase of real estate at a more favorable price.

The law will take effect after a month from the date of publication.
