Project developers and property developers who will build middle-class homes within the next two years will be allowed to charge 10 percent more rent for the next decade. This was 5 percent.
At this point, outgoing minister De Jonge amended the rent regulation bill, the Affordable Rent Act. For medium rent, the maximum rental price increases from 1,123 euros to a maximum of 1,235 euros.
Developers also get a cheaper points system that allows them to charge more rent if they make their properties more sustainable or improve them in other ways.
The bill is currently in the Council of State for consideration, but De Jonge does not want to wait until then to make changes. He wants to provide clarity to the sector as quickly as possible so they can continue investing and building homes.
January 1 is no longer possible
De Jonge wanted the law to come into force on January 1, but this is no longer possible. (New) The House of Representatives and the Senate still need to decide on this issue. The leasing committee and other management teams also need more time.
The target date is now July 1, 2024. Everything depends on the outcome of the November 22 elections, because the law is not welcomed by all political parties.
