Greece's tax authority has extended the deadline for filing September short-term property rental declarations until November 13 due to technical issues.

AADE extends short-term rental tax deadline to Nov 13

Greece's Independent Authority for Public Revenue has extended the deadline for filing short-term rental declarations for September 2026 until November 13, 2026.

The decision, issued under reference A.1227/2026 by the governor of the authority, Giorgos Pitsilis, grants property managers and taxpayers extra time to complete their filings after technical difficulties hit digital submissions.

Tax authorities stated that the postponement aims to facilitate property managers and obligated taxpayers who encountered technical obstacles on the online platform, allowing them to conclude the process without disruption.

Support services on the my1521 platform

Property owners and managers who require further assistance can consult the authority's dedicated taxpayer service system, known as my1521.

Telephone assistance is available by calling 1521 between 7:00 and 20:00 on business days. The authority also operates digital support through the my1521 web portal around the clock, seven days a week.

Individual property owners using the digital platform can submit inquiries by navigating to Income Tax Issues, selecting Natural Persons Income Tax, opening Short-Term Property Lease Rent Declarations for Natural Persons, and choosing Short-Term Stay Declaration for Natural Persons.

Legal entities and property management companies follow an equivalent pathway under Corporate Income Tax to access the corporate declaration form for short-term rentals.

Greek short-term rental regulations

In Greece, property owners and managers who list apartments and holiday villas on digital platforms such as Airbnb are required to file periodic declarations for every stay. The declarations record guest details, booking duration, and rental revenue to determine tax liability.

Every listed residence must be registered in the state's digital property registry to obtain an official property registration number before it can be advertised online. Failure to submit declarations or register properties carries administrative fines and tax penalties.

Greek tax law distinguishes between individual homeowners leasing private properties and commercial managers. Individual hosts pay tax through graduated income brackets, whereas corporate managers operate under business accounting regulations and commercial leasing rules.

Role of the independent tax authority

The Independent Authority for Public Revenue, known by its Greek acronym AADE, operates as an autonomous public agency separate from the central government cabinet. It is responsible for tax assessment, revenue collection, and customs management across Greece.

Governor Giorgos Pitsilis has led the revenue service since its establishment in 2016, overseeing a nationwide transition toward digital tax administration. The agency has introduced electronic bookkeeping, automated tax returns, and digital registries to improve compliance across the tourism and real estate sectors.

The extended deadline of November 13 gives property administrators additional time to resolve technical errors and submit their September records through the official portal.
