Tenants in Greece can receive a rent rebate of up to 800 euros for payments made in 2025 if they verify their tax declaration details.

The process to pay out the rental assistance is entering its final stage, requiring thousands of renters to review the lease information recorded in their E1 tax returns before a September 30 deadline.

The financial assistance applies to rent amounts paid throughout 2025, with the final payout calculated from the total annual rent stated on the tax filing. Taxpayers face potential loss of funds or total disqualification if their rental records contain errors or inaccurate figures.

Calculation of rent rebates

Under the general rule established by the Greek tax administration, the rebate equals one twelfth of the total annual rent paid during the calendar year.

A tenant paying 500 euros a month for the entire 12 months of 2025 incurs a total annual expenditure of 6,000 euros. That tenant qualifies for a rebate of 500 euros, representing one twelfth of the yearly total, provided all other eligibility requirements are met.

The maximum rebate for a primary residence is capped at 800 euros, with an additional allowance of 50 euros for each dependent child. When a lease covers only part of the year, the rebate is calculated proportionally based on the specific months rent was paid.

For instance, a university student renting accommodation from September through December at a rate of 500 euros per month incurs 2,000 euros in total rent. The corresponding rebate for that period amounts to approximately 167 euros.

Double support for student households

Households paying rent for multiple properties can receive double support when maintaining both a primary residence and a separate home for a child studying elsewhere.

In these situations, the financial support is calculated separately for each individual lease, applying the designated upper limits to each property.

For example, a household paying 850 euros per month for its primary residence and 400 euros per month for a student property is evaluated on the specific data of each lease independently.

Income and property eligibility criteria

Eligibility for the rental assistance is governed by specific income thresholds alongside property ownership criteria.

Single individuals must have an annual income of no more than 25,000 euros to qualify. Married couples must meet an income threshold of 35,000 euros, with additional income allowances granted for each child.

Single parent families qualify under an income limit of 39,000 euros, which increases further for every child beyond the first. Real estate holdings are also assessed against established property caps.

Special provisions for remote public workers

Special rules apply to doctors, nurses, and teachers who serve away from their primary residence in regions outside the major urban centers of Athens and Thessaloniki.

For workers in these designated public sector roles, the rebate increases to two twelfths of the annual rent paid, with a maximum cap reaching 1,600 euros.

Under this enhanced framework, an eligible healthcare worker or educator paying 500 euros per month in rent can receive a rebate of 1,000 euros.

Payment timelines and tax accuracy

The rent amount used to determine the rebate must match the figure declared on the E1 form and align with records held by the tax authority.

If a tax audit uncovers inaccurate declarations, such as claiming a higher rent than actually paid, the authorities may demand repayment of unmerited funds along with statutory penalties.

The general rent rebate for 2025 lease payments is expected to be disbursed by the end of November. Authorities advise beneficiaries to verify all lease figures and property details before the September 30 deadline to ensure smooth processing.
