MRV is preparing a major residential expansion across greater São Paulo, launching new apartments in Jaguaré and restarting operations in neighbouring Guarulhos.
The Brazilian construction firm is pairing growth in established urban districts with moves into fresh territory after a boom year for metropolitan property launches and sales in 2025.
In the capital, the builder has unveiled plans for Mirante do Farol, a residential complex in the Jaguaré district in the West Zone of São Paulo. The development will feature two-bedroom flats, with options for private outdoor areas and balconies.
Plans for Mirante do Farol include five towers of nine storeys erected on a plot of more than 6,000 square metres, alongside shared community facilities and leisure spaces. The site offers links to public transport, retail shops, and commercial services, as well as proximity to major education and employment centres such as the University of São Paulo.
Expansion plans for Jaguaré and Guarulhos
The Jaguaré scheme reflects the developer's strategy of delivering homes in areas that already possess established municipal networks and direct access to public utilities.
At the same time, the company is resuming construction operations in Guarulhos, the second most populous municipality in the state of São Paulo. Moving back into Guarulhos extends the firm's reach beyond the borders of the capital and bolsters its operational presence across the wider metropolitan area.
Guarulhos forms a major industrial and transit centre immediately northeast of the capital, while Jaguaré sits along the Pinheiros river next to the main campus of Brazil's largest public university. By selecting these locations, the builder seeks to address high local demand for family housing located within commuting distance of major employment hubs.
A quarter century of building in São Paulo
MRV first established operations in the city of São Paulo in 2000. Over the past twenty-six years, the company has brought 145 housing developments to market across the municipality, representing more than 38,000 residential apartments.
Over that quarter century, the housebuilder has sold around 33,000 flats and delivered nearly 21,500 completed properties to buyers. According to figures compiled by the company, 67,246 people currently reside in homes built by MRV within the city of São Paulo.
The company's cumulative investments in the capital include 2.6 billion reais directed into building works and 168 million reais dedicated to municipal urbanisation schemes. Data published by the firm indicates that these capital outlays have supported the creation of 186,150 direct and indirect jobs across the local economy.
Those figures underline the builder's long-term commercial scale in Brazil's financial capital, where private residential development serves as a major driver of employment and industrial activity.
Surging demand for affordable housing
The latest push across the capital and its suburbs follows a substantial expansion in residential real estate activity across São Paulo over the course of 2025.
According to the Real Estate Market Survey conducted by Secovi-SP, the state housing syndicate, developers launched 139,700 residential units in the city of São Paulo during 2025. That volume represented a 34 percent increase over figures recorded the previous year.
Property sales kept pace with the influx of new construction. Buyers purchased 113,000 flats across the capital in 2025, an increase of 9 percent compared with the prior year.
The federal government's flagship housing programme, Minha Casa, Minha Vida, served as the primary engine behind that market performance. According to the Secovi-SP survey, homes qualifying for the national programme accounted for 61 percent of all residential launches and 64 percent of all property sales in the city during 2025. The figures highlight the decisive role that subsidised economic housing plays across the country's largest urban centre.
Urban infrastructure and neighbourhood development
Beyond constructing residential towers, parent entity MRV&CO has linked its building schedule to wider neighbourhood improvements and urban infrastructure projects in the cities where it operates.
The company's 2025 Annual Sustainability Report recorded that the group invested 338 million reais in urbanisation works throughout 2025 across Brazilian municipalities where it maintains commercial developments.
In the city of São Paulo, the report pointed to the start of deliveries for structural infrastructure investments around the Cidade Sete Sóis Pirituba project in the Northwest Zone.
The Cidade Sete Sóis planned developments are designed to integrate urban transit links, dedicated green spaces, neighbourhood security features, and community amenities. According to the company, these installations provide neighbourhood improvements that generate a lasting positive impact across the surrounding suburban area.
Future launches and market conditions
Company leadership views the new residential plans in Jaguaré and the resumption of works in Guarulhos as a key stage in its ongoing strategy across Greater São Paulo.
The builder intends to expand its portfolio in mature neighbourhoods while opening projects in new suburban pockets, maintaining steady output in a metropolitan market where demand for affordable homes remains high.
The group stated that the broader expansion connects directly to an urban development agenda that pairs housing construction with civil infrastructure. Future rollouts of these developments will depend on prevailing market conditions, the geographical characteristics of each target district, and the overall commercial viability of the individual projects.
