US mortgage rates have climbed above 7 percent to reach a multi-year high, triggering a sharp decline in home loan applications across the country.

US Mortgage Rates Exceed 7% as Home Loan Demand Drops

Demand for home loans in the United States has dropped sharply after average mortgage rates climbed above 7 percent to reach their highest level since the spring of 2024. The sudden spike in borrowing costs has placed renewed strain on an American residential property market that was already suffering from high asking prices and slow sales volume.

According to data reported by Bloomberg, average mortgage rates across the nation increased by 15 basis points during the week ending September 18, reaching 7.12 percent per annum. The upward movement marks a persistent trend that began more than six months ago following the onset of the Iranian conflict, leading to a steady decline in the number of citizens submitting mortgage applications.

The latest rise follows the Federal Reserve carrying out its first interest rate increase since 2023. Financial analysts noted that breaching the psychological barrier of 7 percent could cause home loan demand to fall even further across the country in the coming months.

Impact on the American Housing Market

The surge in borrowing costs comes at a difficult time for prospective home buyers. The US housing market was already being restrained by historically high real estate prices and sluggish sales activity, leaving many potential buyers unable to afford new property commitments.

The Federal Reserve serves as the central bank of the United States, tasked with managing monetary policy and setting benchmark interest rates that influence commercial banks. When central bank interest rates rise, commercial lenders typically pass higher borrowing costs on to consumers through elevated rates on fixed and variable mortgages.

Broader Economic Pressures and Energy Prices

The broader economic environment in the United States has also been affected by ongoing developments in the Middle East. Record diesel fuel prices across the country have been directly linked to the geopolitical situation in the region, creating additional financial pressures for American businesses and consumers.

In response to rising energy costs, leaders of the Republican Party have begun calling on United States President Donald Trump to limit the export of diesel fuel from the nation. Lawmakers argue that restricting fuel exports could help stabilize domestic supplies and lower record energy prices for American drivers and transport operators.
